Asbestos wall texture and drywall removal in Dublin, CA

Dublin CA Asbestos Removal provides asbestos wall texture and drywall removal in Dublin, California, for knockdown and orange-peel texture, skim coats, plaster, and the asbestos joint compound sometimes used to tape drywall seams. Asbestos drywall removal ranges from a few square feet cut out for an outlet to every wall in a gutted bathroom. We size the containment to the opening and bag the debris where it comes off the wall.

Textured or skim-coated wall surfaces are one of the five materials Bay Area AQMD wants tested before a small residential remodel disturbs them. We also handle wall abatement in Pleasanton and Livermore.

Asbestos wall texture and drywall removal options in Dublin

Textured and skim-coated walls

Wall texture is sprayed or troweled on as its own product over the drywall, and a skim coat is a thin layer of compound across the whole face, so each is sampled as a separate material. If the texture is positive you can remove the texture alone, remove the drywall with it attached, or leave the wall and cover it. Covering is often the simplest answer for walls the remodel is not otherwise opening.

Joint compound at drywall seams

Joint compound runs along every seam and over every screw head, so a positive result usually affects the whole wall, not one patch. Samples need to catch compound at a seam rather than only the middle of a board, because the compound, not the gypsum, is the suspect layer. That result decides whether an opening is a small contained cut or part of a larger removal.

Plaster walls

Plaster shows up in Dublin's few hundred houses built before 1960 and in some older commercial interiors. The district classes plaster as Category II nonfriable material: not regulated while intact, regulated once it is broken up during removal or demolition. When a renovation will take plaster down, both the finish coat and the base coat are tested.

Wall openings for electrical and plumbing upgrades

Panel upgrades, EV charger circuits, rewiring and repiping all mean cutting into walls in several places. In positive walls each opening can be made under a glove bag or small plastic enclosure with HEPA vacuuming, and the electrician or plumber works in the clean opening afterward. Booking the abatement visit before the trade visit avoids halting the job partway.

Small wall openings vs full-room demolition

Size changes the requirements. Cal/OSHA requires an asbestos contractor to be registered with DOSH for work disturbing 100 square feet or more of material containing more than one tenth of 1% asbestos; smaller jobs are reported rather than registered. The air district's notification line is also 100 square feet, but it counts regulated asbestos-containing material, defined with a 1% threshold.

So a handful of outlet cutouts in positive compound is a small, contained job, while removing the drywall from a whole room is full abatement with notification, a negative-air enclosure and a waste shipment record. Settling the electrical or bathroom scope early decides which of the two the project needs. Cost follows wall area, the number of rooms, and whether plaster or several finish layers are involved.

Taped seams continue from walls onto ceilings, and texture was often sprayed on both at once, so compare asbestos popcorn ceiling removal if the ceiling is part of the job. The Dublin CA Asbestos Removal homepage explains the five-material test list for Dublin homes.
